That is usually an REO agent working a preservation checklist with hard dates on it, an asset manager three states away, a property preservation vendor who just got the assignment, or an investor who bought at auction sight-unseen. Same problem every time. The property cannot be secured, photographed, listed, insured or handed to a contractor until the previous occupant's leftovers are gone.
Wild West Junk Removal is family-owned and based in Temecula, and foreclosure and vacant property cleanouts have been part of what we do since 2021. Foreclosed homes regularly still contain things that matter to somebody. Our crews are told to stop and set aside anything in that category rather than judge it. It protects the former occupant, and more to the point, it protects the owner of record who authorized the removal.
Full property scope
Whole-house, garage & yard cleanouts
A foreclosure cleanout is not a room. It is a property line. When we quote a whole house cleanout we are counting the interior, the garage, the shed, the patio, the side yard and anything stacked behind the fence, because that is where the volume actually hides.
The garage is almost always the largest single space on the job. On a house where the interior looks half-empty, we have opened the garage and found three more loads. Same with side yards. Nobody photographs those before a trustee sale, so nobody prices them either. That is exactly why we walk the property before quoting instead of guessing over the phone.
Upstairs matters too. Second-floor bedrooms full of furniture mean stair carries, and stair carries are priced up front so there is no argument on the invoice. Tell us the floor plan when you call and it goes in the written estimate.
What a whole-property clear-out covers
Every interior room. Bedrooms, living areas, kitchen, bathrooms, closets, hallways, attic access and any finished basement space.
Attached and detached garages. Shelving, tools, tires, boxes, paint racks and abandoned project vehicles' worth of parts.

An REO listing cannot be photographed, shown, or properly insured while it is still full of the previous owner's belongings, and the agents we work with in the Temecula Valley are almost always running a checklist with dates attached. What that looks like in practice: walkthrough the same day most days, a written number at that same visit, and the property cleared and broom-clean inside 24 to 72 hours of approval. Cash-for-keys leftovers count too
When a cash-for-keys agreement gets the occupants out voluntarily, what stays behind is still your problem, and it is usually more than either side expected. We clear those properties on the same one-to-two-day timeline. Because possession was surrendered by agreement, the notice-period question is often simpler, but confirm that with your attorney before we haul anything.

What happens to the items we remove?
Everything that leaves a foreclosed property gets sorted into one of four streams, and we sort it on site as it comes out rather than dumping the whole load and calling part of it recycling after the fact.
Donation
Furniture, appliances and household goods still in usable shape go to Habitat for Humanity ReStore, Goodwill and Salvation Army locations around the valley. On foreclosures this pile is usually bigger than people expect.
Recycling
Metal, cardboard, e-waste and appliances go to licensed recyclers. Refrigerators, freezers and AC units go through the refrigerant recovery stream California requires.
Licensed disposal
Everything genuinely spent goes to authorized Riverside County facilities. Loads are covered and secured in transit, which the county requires and surcharges you for if you skip it.
Returned to owner
Documents, identification, photographs, cash and valuables. Boxed and handed over, never on the trailer, no exceptions.

Limits
Items we cannot remove
A short list, and we would rather tell you now than discover it on removal day. If any of this turns up, we identify it, leave it in place, and tell you exactly where it needs to go.
Paint and solvents
Latex, oil-based paint, thinners, stains and adhesives. Common in foreclosed garages.
Automotive fluids
Motor oil, antifreeze, transmission fluid, gasoline and diesel in cans.
Pesticides and pool chemicals
Herbicides, insecticides, chlorine, muriatic acid and fertilizer concentrates.
Propane and pressurized tanks
Grill tanks, camping cylinders and compressed gas bottles of any size.
Asbestos and hazardous building material
Requires a licensed abatement contractor, not a junk hauler.
Medical and biohazard waste
Sharps, contaminated material and anything requiring a regulated waste stream.
Ammunition and explosives
Contact the Riverside County Sheriff's Department. Do not box it up for us.
Property still under notice
Belongings inside an unexpired abandoned-property claim window stay put until you clear us to move them.
Riverside County runs free household hazardous waste collection for residents, and the drop-off locations and accepted materials are listed on the county waste guide.
Some foreclosures go well past abandoned furniture: blocked walkways, pest activity, spoiled food throughout, or biohazard risk from a long vacancy. That is not a standard trash-out and it should not be handed to a handyman. We run a separate hoarder cleanout service with crews trained to work safely in those conditions. If you open the door and it stops you, call before you send anyone in.

We price by volume, meaning how much of the trailer the property fills, plus labor for stairs and specialty items. These are our standard load rates. A vacant single-family home usually runs somewhere between one and four full loads, quoted as one written number after the walkthrough.

Every load price includes labor, loading, hauling, licensed disposal, and the final broom-clean sweep. Estimates are always free.
What can change the price
- Stairs
- $150 on loads up to one-half truck load, $300 on loads over one-half truck load, for carrying items up or down stairs. Tell us the floor level when you call and the figure goes in your written estimate.
- Appliances
- $30 each. Covers refrigerant handling and the separate disposal stream refrigerators, freezers and AC units legally require.
- Mattresses
- $15 each, any size.
- Extra loading time
- A full load includes one hour of loading. Beyond that hour, $75 per hour per crew member.
- What a full load means
- 12 cubic yards in a 12ft x 8ft x 4ft dump trailer, loaded by a two-person crew.
What moves the number on a foreclosure
How much got left behind. Some foreclosures are nearly empty. Others look like the family stepped out mid-dinner. Volume is the number-one driver.
The garage and the side yard. The spaces nobody photographed before the sale are where the extra loads hide.
Access. Second-floor units, long driveways, narrow gates and HOA parking rules all add time.
Specialty items. Pianos, hot tubs, safes and pool tables need extra hands and sometimes special equipment.
Condition. Spoiled food, pest activity and long vacancy add both disposal volume and handling time.
Exterior work. A yard that has been unwatered for a year is its own load, sometimes two.
The quote is the price
You get an upfront written quote after the on-site look, with stairs, appliances, mattresses and loading time all counted before we start. The number you approve is the number you pay. Legal timing
Abandoned property notice rules before you clear
The one thing that separates a foreclosure cleanout from an ordinary haul is that the contents may still legally belong to the person who left them. California requires the new owner or landlord to serve written notice before disposing of a former occupant's belongings, and the former occupant gets a window to claim them: generally at least 15 days after personal delivery of the notice, or 18 days when it is mailed.
Under California Civil Code sections 1980 through 1991, disposing of that property early puts the liability on the owner of record, not on the hauler. What happens after the window closes also depends on value: if the total resale value is under $700 the owner can generally keep, donate or discard it, and at $700 or more a public sale by competitive bidding is required. Timelines, forms and procedures vary by situation, and your attorney is the authority on yours.
So we plan the timing instead of assuming it. The full trash-out gets scheduled for after your notice period has run, on your attorney's or asset manager's confirmation. What can usually start sooner is the part nobody disputes: spoiled food, obvious garbage, health hazards, and the exterior debris that is currently advertising the property as vacant to the whole street.
The expensive mistake on foreclosures is the same one every time. The new owner hauls everything to the landfill the week they get the keys, and the former occupant comes back with a claim for the value of what was tossed. The notice-and-wait procedure exists precisely so that cannot happen.
