How to Clean Out a Storage Unit in One Day
A working plan for getting from the first look inside to a swept, surrendered unit in one visit — what to do before you drive over, how to sort without stalling, where everything goes, and when to hand the heavy part to my crew.

Why Storage Units Get Worse, Not Better
The Unit You Keep Paying For Is a Decision You Keep Not Making
I have cleared hundreds of self-storage units around Temecula, Murrieta and Menifee, and almost none of them were rented on purpose for five years. They were rented for a move, a divorce, a parent's house, a remodel — and then the sorting got pushed to next month, and next month never showed up.
That is the whole problem with a storage unit. Nothing inside it changes. The rent does not stop. The Self Storage Association counts roughly 50,000 facilities in the country, more than every McDonald's and Starbucks combined, and the industry exists because "I'll deal with it later" is a very reliable business model. I am not knocking it. I am telling you that the boxes will not get lighter and the decisions will not get easier by waiting.
Five years of "next weekend" on that same unit is $8,820 paid to store things that still need the same one-day sort you are avoiding right now. The cleanout costs about the same whenever you do it. The rent does not.
The good news is that a storage unit is one of the easiest cleanouts there is, because everything is already boxed, stacked and in one room with a door. With a plan and a crew on standby, most units in this valley are empty and swept in a single visit. The rest of this page is that plan. Set Realistic Expectations
How Long a Storage Unit Cleanout Actually Takes
The most common mistake I see is starting at noon on a Saturday with no plan and running out of daylight. Here is what to budget by unit size, assuming two people and a sort system. The "with crew" column is what happens when you have already sorted and my guys only have to load.

Book a weekday morning if you can. Facility staff are around, the corridors are empty, and I can usually get a truck to you same-day on a Tuesday when a Saturday is already spoken for. Start by 8 and you have the whole day.
Preparation Is Most of the Job
Six Things to Do Before You Drive to the Facility
1. Text me photos first
Open the unit once, shoot every wall front to back, and text the photos to (951) 837-8072. You will know roughly what the haul costs before you touch a box, and that number changes how you sort. It takes three minutes and there is no charge for it.
2. Know where the keeps are going
If they are coming home, make sure there is room in the vehicle and in the house. If they are going to a smaller unit, arrange it first. A cleanout that just moves the pile to a different door is not a cleanout.
3. Bring the right gear
Gloves, a dust mask, a box cutter, a roll of colored tape for marking zones, a few empty boxes, and a broom. Most facilities lend a dolly or hand truck — ask at the office.
4. Check the facility rules
Can a trailer get in the gate? Is there an elevator? Can you stage items in the corridor for an hour? What do they need from you to close the unit the same day? Five minutes at the office answers all of it.
5. Line up donation drop-offs
Call the Habitat for Humanity Inland Valley ReStore on Enterprise Circle West in Temecula or the Goodwill nearest you and ask what they are taking that week. Furniture acceptance changes constantly. My crew also sorts usable goods for our charity partners on every load.
6. Pick your rule before you open a box
Mine is two years. If you have not used it or needed it in two years, it leaves. Decide that in the driveway, not while you are holding your grandmother's lamp. Documents, photos and true heirlooms are the only exceptions.

Each step sets up the next one. People who skip steps are the people who come back for a second and third weekend.

Get the haul quote before you move anything
Photos to me, rough number back. Now you know whether the "maybe I'll sell that" pile is worth your Saturday and whether you are looking at one truck or two.

Mark three zones: Keep, Donate, Haul
Outside the door if the facility allows it, three corners of the unit if not. Tape on the floor is enough. When there is no question about where a thing goes, you decide in seconds instead of minutes.

Work back to front, top to bottom
Start at the back wall so your exit stays clear and you never bury a keep behind a haul. Touch each item once: pull it, decide, set it in its zone. No second staging pile. That is the entire system.

Apply the two-year rule without exceptions
Not "it was expensive." Not "it's perfectly good." Not "someday." Every one of those is how the unit filled up in the first place. Paper, photos, heirlooms — keep. Everything else answers the question.

Pull hazardous items to the side
Paint, propane, motor oil, pool chemicals, pesticides, big batteries. They cannot legally ride in my truck, and finding them on haul day means a second trip. Stage them apart and tell me they are there. Details in the hazmat section below.

Call the crew, sweep, hand in the key

Keep, Donate, Recycle, Haul — Making Every Call Fast
Keep — it has to earn its way back
A keep needs one of three things: you used it in the last two years, it is irreplaceable, or it has a specific spot waiting at home right now. "I might need it" is not on the list.
Donate — clean, working, complete
Furniture, kitchenware, linens and clothing another family would actually use. ReStore takes furniture and building materials; Goodwill and Salvation Army take household goods. Call first, and do not donate anything you would not hand to a neighbor.
Recycle — the stuff that can't go to landfill
TVs, monitors, computers and printers are covered e-waste under California law and cannot go in a standard bin — but my crew routes them to CalRecycle-approved processors, so they do ride with us. More on the e-waste removal page. Scrap metal and cardboard get pulled out too.
Haul — the honest category
Broken furniture, tired mattresses, dead appliances, mystery boxes, weathered patio stuff. This is what my storage unit cleanout exists for. If it fits in a dump trailer, we take it; the exceptions are on the junk we take page.
Watch the "smaller unit" trap
Moving what is left into a 5x5 is not a cleanout. It is the same deferral for $40 less a month. If it does not meet the keep rule for your house, it does not meet the keep rule for a smaller box.
The EPA's Sustainable Materials Management data says Americans generate close to 300 million tons of solid waste a year, and a good share of it sits in rooms like this one first. Sorting for donation and recycling before the truck arrives is the single biggest thing you can do to keep your unit out of that number — and it lowers what you pay me, because I only charge for what fills the truck.
When Resale Is Worth It
Selling Things From a Storage Unit — Honest Math
The question is not whether something could sell. It is whether the price it will actually bring is worth the photos, the listing, the messages and the no-shows. For most of what is in a storage unit, the answer is no. For a short list, it is yes.
Usually worth listing
Solid-wood and mid-century furniture, name-brand power tools that run, musical instruments, electronics under five years old, collectibles with a real market, gold and silver jewelry. Facebook Marketplace and OfferUp move these locally.
Rarely worth the time
Big-box furniture, ordinary clothing, kitchen basics, appliances over five years old, books and DVDs, exercise gear with wear. You will spend more hours than you make dollars. Donate it or put it in the haul zone.
The buy-it-all option
If the unit is full of possibly valuable things and you have no time, an estate liquidator or consignment dealer may take the entire contents for one price. Less money per item, zero sorting. That is often the right call on an estate cleanout.
Put a clock on it
Thirty days. Price to sell, not to win. Whatever is still there on day 31 goes to donation or to us. The rent you keep paying while you wait for top dollar nearly always beats the extra you were holding out for.
Take your resale photos before my crew shows up, not after. Once something is on the truck, pulling it back off slows everyone down. Photograph, list, then haul the rest.
Handle With Care
What Cannot Go in the Truck — and Where It Goes Instead
Storage units collect hazardous household waste like nowhere else: paint from a remodel, oil from a car you sold, pool chemicals from the last house, a propane bottle from a camping trip. Under California DTSC rules, none of it can go in household trash or a junk trailer. The Riverside County Household Hazardous Waste program takes it for free, and two sites are close to us: the Murrieta ABOP and PaintCare site at the county road yard on Jefferson Avenue takes paint, motor oil, antifreeze and batteries on non-holiday Saturdays, and the permanent HHW facility in Lake Elsinore takes the whole list — propane, pesticides, pool chemicals, aerosols and e-waste included. Both are for residents only and cap you at 15 gallons or 125 pounds per trip, so check the county's current schedule before you load the car.
Paint, stain & solvents
Latex and oil-based both count. Full cans go to the Murrieta ABOP site or a county HHW facility. A fully dried, lidless latex can is accepted as trash at some facilities — ask first.
Propane & fuel
Tanks and gas cans, full or partly full. Explosion risk in a compactor. BBQ and camp-size tanks go to a permanent HHW site like Lake Elsinore, not the Murrieta ABOP; many exchange retailers take purged tanks. Never haul them sealed in a hot car.
Motor oil & fluids
Used oil is free to drop at most auto parts stores or the Murrieta ABOP. Antifreeze, brake and transmission fluid need their own containers — never mix them.
Batteries
Car batteries, e-bike and tool packs, and rechargeables all need certified handling. Many hardware stores take rechargeables at no charge.
Pesticides & pool chemicals
Even half-empty containers are HHW. Never pour them out or down a drain. County events accept any amount.
Refrigerant appliances
Fridges, freezers, window AC units and dehumidifiers need refrigerant recovery before disposal. We handle that for $30 an appliance — just tell me they are in the unit. See refrigerator removal.
Pre-1980 building materials
Floor tiles, pipe wrap and textured panels from an old house can contain asbestos or lead. Do not disturb them. Leave them and call a licensed abatement contractor.
Electronics — we DO take these
TVs, monitors, computers, printers. Banned from landfill, but legal on my truck because they go to a CalRecycle-approved processor with paperwork.
$10,000 fine. Dumping a cubic yard or more of waste anywhere it does not belong is a misdemeanor under California Penal Code §374.3, with mandatory fines that climb to $10,000 and up to six months in county jail — and the penalty lands on whoever generated the waste, not just the person who drove it. Ask any hauler where your load is going. Mine goes to Lamb Canyon, certified recyclers, and our donation partners, and I will tell you which was which.
The Option That Costs the Most
Why Walking Away From a Storage Unit Never Works
When the cleanout feels like too much, people start thinking the facility can just "take it." In California, the facility can — and you still owe every dollar.
Under the California Self-Service Storage Facility Act (Business & Professions Code §21700 and following), once rent is 14 days late the operator can send a lien notice, lock you out, and eventually sell the contents at a lien sale. Here is what that actually means for you:
The auction does not clear the debt
Whatever the television shows suggest, lien sales bring in very little. The shortfall — back rent, late fees, sale costs — stays yours, and it usually goes to collections.
Your credit takes the hit
A collections account or a small-claims judgment over a $600 storage balance follows you for years. It is a bad trade for skipping one Saturday.
The documents and photos are gone
Tax records, titles, the only copy of the wedding album. A lien-sale buyer does not mail those back. One day of sorting recovers what abandonment throws away.
The alternative is a few hours
A typical 10x10 is empty within a couple of hours of my truck arriving. If a lease deadline is already breathing on you, say so when you text — I schedule around deadlines, same-day when it is tight.
For Storage Auction Buyers
Bought a Unit at Auction? You're on the Clock
Most facilities in Riverside County give an auction buyer 24 to 72 hours to clear the unit completely. Miss it and you can forfeit the contents. This is the job where same-day service earns its keep.
- ✓Text me from the auction. Photos from the doorway the minute you win, and I can usually get a truck there that afternoon or the next morning.
- ✓Pull the value first. Electronics, tools, metals, anything resalable comes out before the crew loads. You only pay to haul what is really junk.
- ✓Shred the paperwork. Old units are full of the previous tenant's mail, statements and IDs. Do not toss those loose — that is their identity, and your liability.
- ✓Assume there is hazmat. Nobody disclosed it at the auction. Paint, oil and propane are on you now. Stage them and tell me when you book so nothing stalls the load. And know that the county's free HHW sites are for residents' household waste only — business and real-estate loads are turned away — so if you flip units for a living, the hazmat is a cost of doing business.

Pricing, load sizes and what we take are answered on the service page FAQ. These are the questions that come up when you are actually standing in front of the unit.
Under the California Self-Service Storage Facility Act, once rent is 14 days late the facility can send you a lien notice, cut off your access, and eventually sell the contents at a lien sale. The sale rarely covers what you owe, so the unpaid rent, late fees and sale costs stay your debt and usually go to collections. You also permanently lose anything of value inside. Clearing the unit yourself, even with a crew, is almost always cheaper than letting the lien process run.
No. Your rental agreement requires you to return the unit empty and broom-clean, and most Temecula facilities bill a cleanout fee plus continued rent until it is. If you walk away, the lien process above kicks in and the balance follows you. Text me photos and I will quote the haul-out — it is usually less than one extra month of rent plus the cleanout fee.
Almost never. Facility dumpsters are for small office trash, and nearly every operator in Riverside County prohibits tenants from using them for unit contents — mattresses, furniture and appliances especially. Some will charge you if they catch it on camera. That is exactly why storage unit cleanout service exists: we bring the truck to the door and the facility is happy to see it.

Yes, and we treat it differently from a regular haul. On an estate unit the crew walks it with the executor or family member first, flags anything with monetary or sentimental value, and moves only what has been cleared to go. Documentation and donation receipts are available for the estate. If the unit is one part of a larger clearance, my estate cleanout service covers the house and garage in the same effort.
You need to be there for the walkthrough and to approve the written price, since nothing moves until you do. After that, plenty of customers head off and come back to sign out with the office. If you cannot be on site at all, arrange gate access and a signed authorization with the facility ahead of time and I will walk you through it by phone.
