Rental property turnover junk removal

A turnover rarely stops at a few bags of trash. The couch is still in the living room because it would not fit in the tenant's truck. There is a washer in the garage that has not worked in two years. The patio has a broken table, a dead planter and a bag of something nobody wants to open. Somebody has to get all of it off the property before the cleaners can do anything useful.

That somebody should not be your maintenance tech. An hour spent wrestling a sectional down a stairwell is an hour not spent on the punch list, and a pickup truck is not a dump trailer. We show up with the crew and the capacity to take the whole thing in one pass.

Everything below is priced in one number for the property, not billed room by room.

Furniture

Couches and sectionals, recliners, tables, desks, bed frames, dressers, entertainment centers, shelving and patio furniture. Out of upstairs bedrooms and down narrow stairwells if that is where it is. See furniture removal.

Appliances

Refrigerators, washers, dryers, ranges, ovens, dishwashers, microwaves and window AC units, disconnected where needed and routed through the legal refrigerant and metal streams. See refrigerator removal.

Mattresses and bedding

Any size, at a flat rate each. The item most likely to get a dumpster tagged and your community fined, and the one your crew should not be hauling in a personal vehicle.

Household belongings

Boxes, clothing, kitchenware, linens, toys, small electronics and general leftovers. Anything still usable gets pulled for donation before it goes on the trailer.

Bagged trash

The pile that will not fit in the community dumpster, the fridge nobody emptied, and the accumulation in a unit that has been vacant longer than anyone planned.

Garages and storage

Shelving, tools, tires, paint racks, boxes stacked to the ceiling. On a single-family turnover this is usually the largest single space on the job.

Patios, balconies and yards

Carpet and flooring pulls

If your crew has already pulled ruined carpet, pad and tack strip, we take the pile. Coordinate it with the removal day and it goes on the same load.

Tenant paperwork gets set aside, not hauled

Mail, tax documents, identification and photographs turn up in turnovers more often than people expect. Our standing rule is that anything in that category comes off the property in a box handed to your office rather than going on the trailer. It keeps a deposit dispute from turning into something worse.

Multifamily

Apartment turnover cleanouts

Apartment turnovers run on a tighter clock than anything else in rental management, because the next resident often has a signed lease and a move-in date before the old one is fully out. The make-ready has to happen in a window measured in days.

We work with on-site managers and maintenance leads on the parts that slow a hauler down at a community: where the truck can stage, whether there is elevator access or four flights of stairs, gate codes, quiet hours, and which dumpsters we are not supposed to touch. Sort that out once and every job after it goes faster.

If you have several units turning in the same week, block them together. One trip with a full trailer beats four separate calls, it is cheaper per unit, and your team gets a single window to plan around instead of four.

What we clear in a unit turnover

  • The unit itself. Every room, closet, cabinet and drawer checked so nothing gets discovered by the cleaners.

  • Assigned storage. Storage closets, lockers and cages that residents leave loaded on the way out.

  • Patios and balconies. Furniture, planters, grills and the items that were never supposed to be out there.

  • Garages and carports. Assigned parking storage on communities that have it.

Difficult turnovers

Eviction & abandoned property cleanouts

An eviction does not end at the lockout. The sheriff restores possession, the locks get changed, and then somebody is standing in a unit full of whatever the tenant did not take, with a vacancy already costing money.

We do the physical part: the loading, the hauling, the disposal. What we do not do is decide what is legally clear to throw away, and you should be suspicious of any hauler who offers to. California requires written notice before a former tenant's belongings can be disposed of, and the claim window is generally at least 15 days after personal delivery of the notice or 18 days after mailing.

So the sequence is simple. You or your attorney confirm what has cleared that process. You tell us what goes. We remove it. Obvious garbage, spoiled food and health hazards can usually be handled sooner than the rest, and we can split the job that way if it helps you get the unit safe while the clock runs.

  4. We load everything

Every load price includes labor, loading, hauling, licensed disposal, and the final broom-clean sweep. Estimates are always free.

What can change the price

Stairs
$150 on loads up to one-half truck load, $300 on loads over one-half truck load, for carrying items up or down stairs. Tell us the floor level when you call and the figure goes in your written estimate.
Appliances
$30 each. Covers refrigerant handling and the separate disposal stream refrigerators, freezers and AC units legally require.
Mattresses
$15 each, any size.
Extra loading time
A full load includes one hour of loading. Beyond that hour, $75 per hour per crew member.
What a full load means
12 cubic yards in a 12ft x 8ft x 4ft dump trailer, loaded by a two-person crew.

What moves the number on a turnover

  • How much the tenant left. Volume is the number-one driver, and it varies wildly between one unit and the next.

  • The garage. On single-family rentals this is where the extra loads hide, and it is rarely in the inspection photos.

  • Floor level and access. Third-floor walk-ups, long carries and gated parking all add time.

  • Appliances and mattresses. Both carry set per-item surcharges and both are common on turnovers.

  • Condition. Long vacancy, spoiled food and pest activity add handling time and disposal volume.

  • Units blocked together. This one moves the number down. Several turnovers in one visit is cheaper per unit than four separate trips.

The quote is the price

What is a tenant turnover cleanout?

A tenant turnover cleanout is the removal of everything a departing tenant left behind so the unit can move into the rest of the make-ready process. Wild West Junk Removal clears furniture, mattresses, appliances, boxes, bagged trash, garage contents and patio debris from rental homes, apartments, condos and multifamily units across Temecula and the surrounding valley. We do the lifting, loading and hauling so your maintenance team can get to repairs, paint and cleaning instead of making dump runs.

Do you work with property managers on an ongoing basis?

Yes, and that is most of what we do on the rental side. Property managers who run multiple doors call us as turnovers come up rather than shopping the job out every time. We can set up a standing arrangement with one point of contact, priority scheduling when your calendar is tight, per-property invoicing, and a certificate of insurance on file with your office. How fast can you clear a unit after a tenant moves out?

Most weeks we can be at the property within 24 to 48 hours of your call, and single apartments are usually cleared in a couple of hours. A full three-bedroom rental with a packed garage typically takes most of a day. We work Monday through Saturday, 7am to 7pm, and we are closed Sunday. If you have a move-in date already booked, tell us the date at the walkthrough and we will schedule backward from it.

How much does a rental turnover cleanout cost?

We price by volume. A quarter load is $195 and is our minimum, about 3 cubic yards. A half load is $350, three-quarter is $495, and a full 12-cubic-yard load is $595. A light apartment turnover often lands in the first tier. A heavy single-family turnover with a full garage can run two or three loads. Stairs, appliances and mattresses carry set surcharges that get counted before we start, so the quoted number is the invoiced number.

Do you clear apartment units and multifamily buildings?

Yes. Apartments, condos, townhomes, duplexes and larger multifamily properties are regular work for us. We coordinate with on-site managers and maintenance leads on parking, elevator or stair access, dumpster staging and quiet hours. If you have several units turning at once, we would rather schedule them as a block than as separate calls, which is usually faster for your team and cheaper per unit.

Can you handle an eviction cleanout?

Yes. We handle the physical removal and hauling on eviction cleanouts. What we do not do is decide what is legally clear to dispose of. California requires written notice before a former tenant's belongings can be discarded, and the claim window is generally at least 15 days after personal delivery or 18 days after mailing. You or your attorney determine what has cleared that process, you tell us what goes, and we remove it. We are haulers, not attorneys.

Do you remove appliances left behind by tenants?

Yes. Refrigerators, freezers, washers, dryers, ranges, dishwashers, microwaves and window AC units all come out. Appliances carry a $30 each surcharge that covers refrigerant handling and the separate disposal stream California requires for refrigerators, freezers and AC units. We disconnect what needs disconnecting. The refrigerator that has been sitting sealed in a vacant unit for a month is normal work for us.

Do you take mattresses from rental units?

Yes, any size, at $15 each. Abandoned mattresses are one of the most common items on a turnover and one of the worst for a maintenance crew to deal with, because most curbside and dumpster options will not take them. We haul them to facilities that handle mattress recycling under California's statewide program.

Do you clear garages, storage rooms and patios?

Yes, and the garage is usually where the real volume is on a single-family turnover. Shelving, boxes, tools, tires, paint racks and years of accumulation. Storage closets, carports, patios, balconies and side yards are included in the same scope and the same quote, not billed as separate trips. If a garage is the only thing that needs clearing, our garage cleanout service covers it on its own.

Do you remove yard and exterior debris from rental properties?

Yes. Dead landscaping, overgrown brush, broken patio furniture, scrap lumber, old fencing and the debris that piles up around a vacant rental all come out with the rest of the load. We are not a landscaping company and we do not do tree work or irrigation, but we clear the debris so your landscaper or your photographer can work.

Does anyone from our office need to be on site?

No. Give us lockbox, gate or keypad access and we will handle the job start to finish, then send photos of the cleared unit when we are done. Plenty of the managers we work with are running properties from another city and never meet the crew. If you would rather walk it with us for the quote and skip the removal day, that works too.

Can you invoice our management company instead of collecting on site?

Yes. We invoice per property or per unit so the charge drops straight into the file or the owner statement without anyone re-keying it. If your accounting department needs a W-9, a certificate of insurance, or a specific reference number on the invoice, tell us once and we will put it on every invoice after that.

What happens to the items you haul away?

Everything gets sorted into donation, recycling and licensed disposal. Usable furniture, appliances and household goods go to Habitat for Humanity ReStore, Goodwill and Salvation Army locations around the valley. Metal, cardboard, e-waste and appliances go to licensed recyclers. What is left goes to authorized Riverside County facilities. Anything that looks like a tenant's personal paperwork or identification gets boxed and handed back to you rather than hauled.

Are there items you cannot remove from a rental?

A few. We cannot take hazardous waste, which means paint, solvents, motor oil, gasoline, pesticides, pool chemicals, propane tanks, asbestos, ammunition, or medical and biohazard waste. Those go to a Riverside County household hazardous waste facility and we will tell you exactly what we found. If a unit has severe hoarding conditions or biohazard risk, that is our hoarder cleanout service, which uses crews trained for those conditions.
