Apartment Junk Removal in Temecula: Getting a Couch Out of a Third-Floor Unit

Here is how apartment junk actually leaves a unit in this valley, what it costs, and why the deposit math almost always favors hauling it before you turn in the keys.

The Honest Version
Apartment Junk Is the Same Junk. The Building Is the Problem.
A sectional out of a Temecula tract house is a two-minute carry to the trailer in the driveway. The same sectional out of a third-floor unit off Rancho California Road is a gate code, a parking spot nobody will give up, a stairwell that turns twice, and a neighbor's door that cannot get scratched. I price by trailer volume, but on apartment jobs it is the walk, not the load, that decides how the morning goes.
Most of what my crew handles at apartment communities around Temecula, Murrieta and Menifee is one of four situations: a renter moving out who has more furniture than the next place can take, roommates splitting up with a couch nobody wants, someone downsizing out of a two-bedroom, or a tenant who bought new and now has the old bed, dresser and TV stacked on the balcony. This page is for the person whose name is on the lease. The rules below come from doing this in Harveston, Redhawk, Old Town lofts, Paseo del Sol and the big communities along Winchester and Murrieta Hot Springs Road for the last five years.
Before you call anyone, walk the route your couch has to take — from the unit door to wherever a trailer can legally park — and count the turns and the steps. Text me that count with the photos. It is the single best predictor of the price and it keeps the walkthrough from taking twenty minutes.
What Actually Leaves a Unit
The Stuff Movers Won't Take and the Enclosure Won't Accept
Movers haul what is going to the new address. Everything else has to go somewhere before the walkthrough, and in an apartment "somewhere" is not the curb.
Couches, sectionals and recliners
The number-one apartment item. If it went in through the window when you moved in, tell me — it is coming out the same way and I bring straps. See furniture removal for what happens to the pieces after.
Mattresses, box springs and frames
Every Temecula apartment turnover has at least one. Mattresses are a $15 surcharge on top of the load price because California requires them to go to a recycler, not the landfill — details on the mattress removal page.
Dressers, desks and bookcases
Big-box flat-pack furniture rarely survives a second move. If it is not going with you, it is not worth the truck space at the new place either. We break it down in the unit if the stairwell demands it.
TVs, monitors and e-waste
Cannot go in the shared bin under state law. Screens, towers, printers and the box of cables ride with us to a certified recycler through our e-waste removal service.
Tenant-owned appliances
Mini fridges, chest freezers, portable washers, window AC units, microwaves. Appliances are $30 each on top of the load. Anything with refrigerant is handled by the rules on our refrigerator removal page.
Balcony and patio overflow
Patio sets, grills (propane tank removed), bikes, dead plants in heavy pots, storage bins, the treadmill. Balconies are where apartment junk goes to wait — and where property managers look first on the walkthrough.
Bagged trash, boxes of books, clothes, kitchen stuff and the general last-day pile are fine too. If it fits in the trailer and it is not on the can't-ride list below, it goes. The Mistake I See Every Week
The Trash Enclosure Is Not Bulky Item Pickup
Temecula's free bulky item program through CR&R is built for single-family homes with their own carts. Most apartment communities run on commercial bin service under the property's account, and a couch left next to the dumpster is treated as illegal dumping — by the hauler, by the city, and by your lease.
Here is how it usually plays out. A tenant drags a mattress and a dresser to the enclosure the night before move-out. CR&R's driver will not take it because it is not in the bin and the property's contract does not include it. Management gets a photo from the camera on the enclosure, pays a vendor to remove it, and deducts that invoice from the deposit — sometimes with a lease-specified dumping fee on top. I know because that vendor is often me, and I have watched managers match the mattress in the photo to the unit that turned in keys that morning.
Under California Penal Code §374.3, dumping waste on public or private property without the owner's consent is an infraction with fines that start in the hundreds and climb on repeat offenses. Most Temecula apartment leases also spell out a per-item charge for anything left outside the bins. Either way, the enclosure is the most expensive place to put a couch.
If you live in a community that does have individual CR&R carts, you may qualify for the city's two free bulky pickups a year — call CR&R at (800) 755-8112 and ask. For everyone else, the options are a dump run to a county facility (see where to dump in Temecula), a donation pickup if the piece is in good enough shape and the charity has a truck free that week, or a crew that carries it down the stairs and loads it on a trailer in the visitor lot.
Run the Numbers Before Keys Go Back
What Leaving It Behind Costs You in Deposit
California Civil Code §1950.5 lets a landlord deduct the reasonable cost of cleaning the unit back to move-in condition and of removing anything you left behind. They have 21 days to send you an itemized statement, and since April 2025 they are required to photograph the unit before and after that cleanup and send you the pictures.
That is my minimum: a couch, a mattress and box spring, a dresser and a few bags — with stairs, labor, fuel and disposal inside the number. The same pile left in the unit turns into a vendor invoice on your itemized statement, plus cleaning, plus whatever the lease adds for abandoned property. On a deposit capped at one month's rent, that is a lot of rent to hand back for not making one phone call.
The photo rule cuts both ways. Under AB 2801, the landlord's before-cleanup pictures have to be sent with any deduction, so a deduction for "trash removal" now comes with a picture of the trash. Take your own photos of every empty room the day you hand over the keys. When my crew finishes an apartment we shoot the unit for the customer for exactly this reason — the pictures have settled more than one deposit dispute in the tenant's favor.

Trailer Volume, Not the Clock
What Apartment Junk Removal Costs in Temecula
Every price includes two people, the carry, the loading, fuel and licensed disposal. You approve a written number in the unit before anything moves, and that is the number you pay.

What moves an apartment price. Floor number and whether there is a working elevator. Distance from the unit door to legal trailer parking — some of the newer Temecula communities are a 300-foot walk from any spot a trailer fits. Whether the couch has to be cut to make the turn. Whether the pile is staged by the door or still spread through the closets. The photos you text answer all four, which is why a photo quote from me holds.

How to Prep an Apartment Before the Crew Shows Up
Text photos with the floor and gate code
Shoot each pile and the route out. Include the floor number, whether there is an elevator, the gate code, and where a truck with a trailer can park. Send it all to (951) 837-8072 and you get a written number back.
Tell the leasing office
Most communities want to know a hauler is coming. Some require a certificate of insurance on file — we carry one and send it the same day. Ask about elevator padding, a loading-zone reservation, and quiet hours.
Pull the keeps into one room
Anything staying with you goes in the bedroom with the door shut. My crew loads what you point at, but a clear "everything in this room goes" is faster and cheaper than sorting on the fly.
Stage by the door, not in the hallway
Shared hallways and breezeways are fire egress and management gets calls about them within minutes. Stack against the wall inside the unit; we take it from there.
Empty the drawers and unplug
Dressers with full drawers cannot be carried down stairs safely. Fridges and freezers need to be empty and defrosted. Take the propane tank off the grill and set it aside.
Have someone there to approve the number
You, a roommate, or anyone you authorize. Nothing moves until a person says yes to the written price. After that, plenty of customers leave for the new place and get a photo of the empty room when we are done.

What Can't Ride on the Trailer From an Apartment
Apartments produce a specific list of hazardous leftovers, and every one of them shows up at the bottom of a kitchen cabinet on move-out day. Stage them separately and disclose them when you book so they do not hold up the load.
- Propane tanks off the balcony grill — exchange at any hardware or grocery store cage, or take to a county drop-off.
- Paint, stain and the touch-up cans management gave you — county HHW only.
- Cleaning chemicals, bleach, drain opener, pool and spa chemicals — HHW.
- Lithium batteries, power-tool packs, e-bike and scooter batteries — HHW or a battery take-back; never the shared bin, which is where enclosure fires start.
- Aerosol cans with product left, lighter fluid, charcoal starter — HHW.
- Prescription medication — pharmacy take-back kiosks, not the trash and not the trailer.
Riverside County runs free household hazardous waste drop-off for residents. The closest permanent site to Temecula is in Lake Elsinore at 512 N. Langstaff St., open Saturdays, and the county posts the rotating event calendar at rcwaste.org. The limit is 15 gallons or 125 pounds per trip, which is more than any apartment produces.

I am not going to tell you a dump run is never worth it. For a studio with a futon and three boxes and a friend with a pickup, it is. Here is where the line usually falls.

General move-out questions — hours, booking lead time, what happens to the items — are answered on the moving day junk removal FAQ. These are the ones specific to apartments.
No. Apartment enclosures are serviced under the property's commercial contract and CR&R will not collect furniture left outside the bins. Management typically has a camera on the enclosure, pays a vendor to remove the item, and deducts the cost from your deposit — and leaving it there meets the definition of illegal dumping under California Penal Code §374.3. Text me a photo instead; a couch by itself is usually inside the quarter-load minimum.
Only if your community has individual CR&R carts at your unit, which is rare at multifamily properties. The city's two free bulky pickups a year are tied to residential cart accounts. Call CR&R at (800) 755-8112 to check your address; if the answer is no, your options are a county dump run, a donation pickup, or a hauler.
Two people, forearm straps, corner pads, and a walk of the route first. Most Temecula stairwells take a sectional in pieces with the chaise separated. If a piece genuinely will not make the turn — it happens with older sleeper sofas — we cut the frame in the unit and carry it out in halves rather than gouge the walls. Stair carry is one of four surcharges and I quote it in the unit before we touch anything.

Inside the unit, against a wall near the door, with drawers emptied and anything staying with you moved into a closed room. Do not stage in the breezeway, hallway or on the landing — shared walkways are fire egress and management will get a call before we arrive. The balcony is fine if that is where it already is.
The grill yes, the tank no. Compressed gas cannot ride on the trailer. Exchange the tank at any hardware or grocery store propane cage, or drop it at a Riverside County household hazardous waste site. Take it off the grill before we arrive so the grill can load.
If you are on the lease and the property is in the unit you rent, we will load what you point at. I would still text or email the former roommate a dated notice and a photo of what is being removed before we come, and give them a few days to claim it. It costs nothing and it heads off the argument later.
Yes. We regularly swap out worn furniture for furnished rentals and corporate housing around Temecula and Murrieta — usually the mattress set, a sofa and a dining set on a turnover. We run Monday through Saturday, 7 AM to 7 PM, so evening and Saturday slots exist. Saturdays book first. Many apartment communities restrict vendor noise before 8 AM and after 6 PM, so a weekday late-afternoon slot is often the easiest to fit around both your job and the building's rules.
