Straight answers, no sales pitch
Most managers who call us are not shopping for a vendor relationship. They have a unit that needs to be empty by Thursday and they want to know three things: can you be here in time, will you take all of it, and what will it cost. Everything below answers one of those three.

The short version
We can usually be at a property within 24 to 48 hours. We take furniture, appliances, mattresses, garage contents, patio debris and household leftovers in one visit. Pricing is by trailer volume, starting at $195, with stairs, appliances and mattresses counted into the written quote before we start. There is no contract to sign.
Timing
How fast we can clear a unit
Turnover work is dated work. Every answer here is about the calendar, not the crew.
Most weeks we can be at the property within 24 to 48 hours of your call. A one-bedroom or two-bedroom apartment is usually cleared in a couple of hours. A three-bedroom rental house with a loaded garage generally takes most of a day and more than one trailer load. We run Monday through Saturday, 7am to 7pm, and we are closed Sunday, so a Friday move-out can still be an empty unit before the weekend is over.
That is the normal way we schedule turnover work. Tell us the move-in date when you request the quote and we build the removal backward from it, so the unit is empty early enough for repairs, paint and cleaning to run in sequence instead of tripping over each other. If the date is tight, say so on the first call. We would rather turn a job down than take it and put your leasing office in a bind.
Access, almost always. Gate codes nobody has, a locked garage, a third-floor unit with no elevator, or a parking situation that puts the trailer two hundred feet from the door. Volume that was not in the inspection photos is the other one, and it is usually the garage. Tell us the floor level and open the garage during the walkthrough and the quote and the schedule both hold.

One price covers the property, not each room or each item category.
Yes, and it is the single most common thing we carry out of a turnover. Couches and sectionals, recliners, bed frames, dressers, dining sets, desks, entertainment centers, shelving and patio furniture. If it is upstairs, we take it apart and carry it down. There is no separate per-item furniture charge on a turnover, because it goes into the load volume like everything else.
Yes, whether it is one abandoned washer in a garage or a full kitchen's worth. The surcharge is $30 per appliance, and it exists because sealed units cannot legally ride to the same place as the rest of the load. Anything holding refrigerant has to be certified and drained before disposal, so refrigerators, freezers and window AC units route separately from the trailer. We handle the disconnection. And the fridge that has been shut in a vacant unit since the tenant left is a job for people with a trailer parked outside, not for the maintenance tech who has to keep working in that unit afterward.
Yes, and on a single-family rental the garage is usually the largest part of the job. Shelving, boxes, tools, tires, paint racks, bicycles and years of accumulation that the tenant never intended to move. Carports, storage closets and side yards are part of the same scope and the same quote rather than a second trip. If the garage is the only thing that needs clearing, our garage cleanout service handles it on its own.
We do the physical part, which is the loading, the hauling and the disposal. We do not decide what is legally clear to throw away, and you should be wary of any hauler who offers to. California requires written notice before a former tenant's belongings can be disposed of, and the claim window is generally at least 15 days after personal delivery of the notice or 18 days after mailing. You or your attorney confirm what has cleared that process, you tell us what goes, and we remove it. Spoiled food and obvious health hazards can often be pulled sooner, and we can split the job that way if it helps you make the unit safe while the clock runs.
Hazardous waste, which means paint, solvents, motor oil, gasoline, pesticides, pool chemicals, propane tanks, asbestos, ammunition, and medical or biohazard waste. Those belong at a Riverside County household hazardous waste facility, and we will tell you exactly what we found and where it is sitting rather than quietly leaving it in a corner. Units with severe hoarding conditions or biohazard risk go to our hoarder cleanout service instead, which uses crews equipped for those conditions.
It comes off the property in a box handed to your office, not on the trailer. Mail, tax documents, identification, banking paperwork and photographs turn up in turnovers more often than people expect, and hauling them is how a routine deposit dispute becomes a much worse conversation. Same rule for anything that looks valuable rather than discarded. We set it aside and let you make the call.
Property types
Apartments, communities and everything else
Yes. Apartments, condos, townhomes and duplexes are a large share of what we clear. The work is the same as a house, just compressed: every room, closet and cabinet checked so the cleaners do not find a surprise, plus the assigned storage locker, the balcony and the carport. Stair carries are common and they are priced into the quote before we start rather than discovered on the invoice.
Yes, and the coordination is different from a single rental house. We work out the details with your on-site manager or maintenance lead once, then reuse them: where a trailer can stage without blocking residents, whether there is elevator access, gate and keypad codes, quiet hours, and which dumpsters and corrals we are not to touch. We also clear the overflow pile that appears next to the enclosure around the first of the month, which is a separate problem from unit turnovers but usually the same phone call.
Yes, and you should ask for it when the calendar allows. Several units turning in the same week, blocked into one visit, costs less per unit than four separate trips and gives your team one window to plan around instead of four. It only works where the access lines up, so tell us which units are turning and when, and we will tell you honestly whether grouping them actually saves you anything.

Recurring work and management accounts
Yes, and it is most of what we do on the rental side. A standing arrangement means we learn your properties, your access and your paperwork once instead of every job. You get one point of contact, which is Weston, priority scheduling when the calendar is tight, a certificate of insurance and W-9 kept on file with your accounting department, and the same published load rates on every job so your budget numbers hold. There is no contract and no minimum volume, so nothing is being locked in on either side.
Yes, on a schedule as well as on call. Some communities have us out on a set interval for dumpster corral overflow, common-area bulk items and abandoned furniture that appears in breezeways and carports, separate from any unit turnover. Others simply text when a turnover comes up. Either way it is the same rates and the same crew, and you can start with on-call work and move to a schedule once you see how often you are actually calling.
We invoice per property or per unit rather than collecting on site, so the charge drops into the correct file or owner statement without anyone re-keying it. If your accounting department needs a property code, a work-order number or a specific reference on the invoice, tell us once and it appears on every invoice after that. Before-and-after photos of the cleared unit are available on request at no extra charge, which settles most deposit questions before they turn into disputes.

Every load price includes labor, loading, hauling, licensed disposal, and the final broom-clean sweep. Estimates are always free.
What can change the price
- Stairs
- $150 on loads up to one-half truck load, $300 on loads over one-half truck load, for carrying items up or down stairs. Tell us the floor level when you call and the figure goes in your written estimate.
- Appliances
- $30 each. Covers refrigerant handling and the separate disposal stream refrigerators, freezers and AC units legally require.
- Mattresses
- $15 each, any size.
- Extra loading time
- A full load includes one hour of loading. Beyond that hour, $75 per hour per crew member.
- What a full load means
- 12 cubic yards in a 12ft x 8ft x 4ft dump trailer, loaded by a two-person crew.
By volume first. A quarter load is $195 and is our minimum, roughly 3 cubic yards. A half load is $350, three-quarter is $495, and a full 12-cubic-yard load is $595. On top of the load rate we count stairs, appliances at $30 each and mattresses at $15 each. All of it is added up before the crew touches anything, so the number your office approves is the number on the invoice. If the scope changes mid-job we stop and call you rather than adding it afterward.
Volume drives most of it, and volume varies enormously between two units of the same size. After that: the garage, which is where extra loads hide on single-family rentals and is rarely in the inspection photos; floor level and carry distance; how many appliances and mattresses are in the unit; and condition, since a long vacancy with spoiled food adds handling time. Blocking several units into one visit is the one factor that moves the number down.
For a single apartment, usually yes. Send the address and the inspection photos and we can put a written number on it. For a house, and especially a house with a garage, we would rather come look, because a quote built on photos of five rooms and none of the garage is not a quote you can budget against. Either way the estimate is free and there is no obligation attached to it.
