Tenant Turnover Cleanouts in Temecula — Unit Cleared Before the Make-Ready Starts

Every day a unit sits empty is a day it earns nothing. We clear the furniture, appliances, garage contents and trash a departing tenant left behind, usually within 24 to 48 hours of your call, so paint, flooring and cleaning can start on schedule. One crew, one written number, one invoice per property.

Rental property turnover junk removal

A turnover rarely stops at a few bags of trash. The couch is still in the living room because it would not fit in the tenant's truck. There is a washer in the garage that has not worked in two years. The patio has a broken table, a dead planter and a bag nobody wants to open. Somebody has to get all of it off the property before the cleaners can do anything useful.

That somebody should not be your maintenance tech. An hour spent wrestling a sectional down a stairwell is an hour off the punch list, and a pickup truck is not a dump trailer. We arrive with the crew and the capacity to take the whole unit in one pass.

Wild West Junk Removal is family-owned and based in Temecula, and we have cleared rentals for property managers, landlords and apartment communities across this valley since 2021. We handle removal from:

  • Single-family rental homes
  • Apartments and apartment communities
  • Condos and townhomes
  • Duplexes, triplexes and small multifamily
  • Vacant and long-empty rentals
  • Investment properties between tenants
  • Post-eviction and post-foreclosure units
  • Short-term rentals between guests and seasons

The number you approve is the number you pay

Every turnover gets a written volume quote before the crew touches anything. If the scope changes mid-job because a storage closet turns out to be full, we stop and call your office rather than adding it to the invoice.

Scope

What we remove during a rental turnover

If the departing tenant left it and the next tenant should not see it, it goes on the trailer. The categories below cover the overwhelming majority of what comes out of a Temecula Valley turnover.

Furniture

Couches, sectionals, bed frames, dressers, dining sets, desks, entertainment centers and patio furniture. Stairs and long carries are our problem, not your maintenance tech's.

Appliances

Refrigerators, washers, dryers, dishwashers, stoves, microwaves and window AC units. Anything holding refrigerant goes into a separate, legally required disposal stream.

Mattresses and bedding

Any size, box springs included. Mattresses cannot go in a standard bin in Riverside County, and we route them to the proper recycling stream.

Household belongings

Boxes, clothing, kitchenware, toys, small electronics and the general contents of closets a tenant emptied in a hurry.

Bagged trash

The trash the tenant piled by the door and never took out, plus whatever the barrels could not hold on the last pickup day.

Garages and storage

On single-family rentals this is where the extra loads hide. Paint cans, tools, bikes, shelving, tires and boxes that predate the tenancy.

Patios, balconies and yards

Broken furniture, planters, grills, dead landscaping, green waste and the debris pile behind the side gate.

Carpet and flooring pulls

If flooring is being replaced as part of the make-ready, we haul the tear-out so your flooring crew is not paying to dump it.

Tenant paperwork gets set aside, not hauled

Bank statements, tax documents, medical records, photographs and mail turn up in turnovers constantly. Anything that looks personal or identifying comes off the property in a box handed to your office. There is no charge for it, and it protects you if the former tenant ever comes asking.

Multifamily

Apartment and multifamily turnovers

Apartment turnovers run on a tighter clock than single-family rentals, and the constraints are different: shared parking, a third-floor walk-up, an elevator that has to be reserved, and a leasing office that already has the move-in date on the calendar. We schedule around all four.

What we clear in a unit turnover

  • The whole unit. Every room, plus the balcony, the assigned storage closet and the parking-space clutter if that is part of the lease.

  • Walk-ups without complaint. Second, third and fourth floor units. Stair surcharges are quoted before we start, never discovered on the invoice.

  • Common-area dumping. The furniture somebody left by the trash enclosure that is now the community's problem.

  • Several units in one visit. Two, three or a whole block of doors in a single trip, quoted as one job.

Blocking multiple units costs less per door

When the crew and the trailer are already on site, clearing a second and third unit is cheaper than scheduling them on separate days. Give us the unit numbers and a rough idea of what is in each one and we will quote the block as a whole.

Evictions and abandoned property

Eviction and abandoned property cleanouts

We handle the physical removal on eviction and post-foreclosure cleanouts, and we schedule around the sheriff lockout date. What we do not do is decide what is legally clear to dispose of.

California requires written notice before a former tenant's belongings can be discarded, and the claim window is generally at least 15 days after personal delivery of the notice or 18 days after mailing. That determination belongs to you or your attorney. Once you confirm the process has cleared, you tell us what goes and we remove it.

Be careful who you hire for this

Any hauler who offers to skip the notice period is handing you the liability, not taking it on. We are haulers, not attorneys, and we would rather wait two weeks than put your management company in a conversion claim.

The same sequencing applies to foreclosure and REO trash-outs, where the abandoned-property notice period governs the schedule. Confirm the timeline with your attorney, then call and we will hold the date.

Quoting and access

You do not have to meet us at the property

Most management accounts never send anyone to a turnover. The quote happens over text and the crew lets itself in. Here is how that works in practice.

1

Text photos of every space

Each room, the garage, the patio and any storage closet. Include the floor level and whether there are stairs. Send them to (951) 837-8072.

2

Get a written number back

We quote from the photos, usually the same day. The number covers volume plus any stair, appliance or mattress surcharges, so nothing is discovered later.

3

Give us access

Lockbox, keybox code, gate code, or a key left with the on-site manager. We confirm the code the morning of the job.

4

We text you when it is empty

Photos of the cleared unit on request, at no extra charge. That settles most deposit questions before they turn into disputes.

A photo quote holds as long as the photos show everything

The one thing that breaks a remote quote is a space nobody photographed, and it is almost always the garage or a storage closet. If we arrive and find one, we stop and call your office before adding anything to the job.

When a walkthrough still makes sense: severe hoarding conditions, a unit with suspected biohazard, anything where the volume is genuinely hard to read from photos, or a first job with a new management company that wants to meet the crew. Say the word and Weston will come out.

Management accounts

Recurring turnover service for property managers

Managers running multiple doors call us as turnovers come up rather than shopping the job out every time. There is no contract, no minimum volume and no monthly fee. What you get is a standing arrangement that removes the procurement step.

One point of contact

Weston takes the call and runs the crew. You are not routed through a dispatcher who has never seen your properties.

Priority scheduling

When your calendar is tight, account turnovers get slotted ahead of the general queue.

Paperwork on file

Certificate of insurance sent to your office, W-9 on request, and vendor onboarding forms completed once rather than per job.

Per-property invoicing

Invoices reference the property address and unit number so your accounting team can code them without re-keying anything.

Consistent pricing

The same published volume rates on every job. No surge pricing because it is the end of the month and every unit turns at once.

Photos when you need them

Before-and-after photos on request at no extra charge, useful for deposit dispositions and owner statements.

Blocked scheduling

Several units in one visit, quoted as a block, which costs less per door than separate trips.

Access without babysitting

Lockbox, keybox or gate code. Nobody from your office needs to stand in a vacant unit for two hours.

Setting up an account

One phone call. We put your billing contact, your properties and your preferred access method on file, and send the certificate of insurance wherever your office needs it. After that, a turnover is a text message with an address. Call Weston at (951) 837-8072.

Timing

We work around your make-ready

Junk removal is the first task in a make-ready, not a task that fits anywhere. Nothing else can start until the unit is empty, so the cleanout date sets the whole sequence. Give us the move-in date and we schedule backward from it.

Inspection

You walk the unit, document the condition and decide what stays.

Junk removal

We clear everything, usually within 24 to 48 hours of your call.

Repairs

Your maintenance team works an empty unit instead of one full of furniture.

Paint and flooring

Both crews get open floor and open walls the day they arrive.

Cleaning

Cleaners finish rather than starting by moving a mattress out of the way.

Photos and showings

Listing photos of a finished unit, on the date you promised the owner.

What actually slows a turnover down

Almost never the volume. In our experience it is one of these four, and all four are avoidable:

  • Access nobody confirmed. A gate code that changed, a keybox with the wrong combination, or a lockbox that was never installed. We confirm codes the morning of the job for this reason.

  • Parking two buildings away. Carry distance is time. If there is a loading zone or a spot near the unit, tell us and we will use it.

  • Scope that grew since the walkthrough. The garage, the storage closet or the side yard nobody opened. Photograph every space you want cleared.

  • Items the office has not legally cleared. On evictions, if the notice period is still running, the unit waits. Confirm that timeline before booking the date.

Recent work

Turnover jobs around the valley

Four-story walk-up, Winchester

A top-floor apartment with no elevator, cleared in a single afternoon. Sectional, mattress, dressers and roughly forty boxes down four flights. Stair surcharge quoted at booking, invoice matched the quote.

Apartment turnover, Murrieta

Two units in the same building on the same visit. Furniture, a washer, a refrigerator and the balcony contents. Blocking them together saved the community a second trip charge.

Two-story house after an eviction, Menifee

Scheduled after the notice period cleared. Three loads including a packed two-car garage. Two boxes of personal documents were set aside and handed to the management office.

Transparent pricing

What a turnover cleanout costs

We price by volume, meaning how much of the trailer the unit fills, plus labor for stairs and specialty items. A light apartment turnover often lands in the first tier. A single-family house with a loaded garage usually runs two or three loads.

Quarter Load

About 3 cubic yards

$195

Minimum pickup

Half Load

About 6 cubic yards

$350

Per load

Common apartment turnover

Three-Quarter Load

About 9 cubic yards

$495

Per load

Full Load

About 12 cubic yards

$595

Per load

Every load price includes labor, loading, hauling, licensed disposal, and the final broom-clean sweep. Estimates are always free.

What can change the price

Stairs
$150 on loads up to one-half truck load, $300 on loads over one-half truck load, for carrying items up or down stairs. Tell us the floor level when you call and the figure goes in your written estimate.
Appliances
$30 each. Covers refrigerant handling and the separate disposal stream refrigerators, freezers and AC units legally require.
Mattresses
$15 each, any size.
Extra loading time
A full load includes one hour of loading. Beyond that hour, $75 per hour per crew member.
What a full load means
12 cubic yards in a 12ft x 8ft x 4ft dump trailer, loaded by a two-person crew.

Why one turnover costs more than another

Two units the same size can differ by two full loads. The drivers, in the order they usually matter:

  • How much the tenant left. Volume is the number-one driver and it varies wildly from one unit to the next.

  • The garage. On single-family rentals this is where the extra loads hide, and it is rarely in the inspection photos.

  • Floor level and access. Third-floor walk-ups, long carries and gated parking all add crew time.

  • Appliances and mattresses. Both carry set per-item surcharges and both are common on turnovers.

The quote is the price

The number your office approves is the number on the invoice. If the scope changes mid-job, we stop and call you rather than adding it. The full rate and volume breakdown is on our junk removal pricing page.

From the owner

Why property managers use Wild West

Weston Molitor

Founder, Wild West Junk Removal

Weston grew up in Murrieta and started Wild West in Temecula in 2021 with one dump trailer and a phone number. He still runs the crews and still answers the phone, which is why the managers who work with us stop calling anyone else.

A property manager does not need a hauler. They need one less thing on the make-ready list. If we do our part right, nobody in your office thinks about us again until the next tenant moves out.
Weston Molitor, founder of Wild West Junk Removal in Temecula, California

What we bring to a management account

  • Reliable scheduling. Turnovers are dated work. We slot around your make-ready instead of asking you to wait for our route.

  • One crew start to finish. We do the lifting and loading. Your maintenance personnel stay on the punch list.

  • Large and small jobs both. Two pieces of furniture or an entire house. Neither one gets treated as not worth the trip.

  • Licensed and insured with commercial liability coverage, and a certificate on file with your office if you need one.

  • Local ownership. Based in Temecula, working this valley since 2021. Referrals here get earned one job at a time.

  • Donation-first sorting to ReStore, Goodwill, Salvation Army and other valley charities before anything goes to a landfill.

  • Property protection. No gouged floors, no dinged door frames, no debris left in the breezeway for the next tenant to see.

Coverage

Serving property managers throughout the Temecula Valley

Questions

Property manager turnover cleanout questions

The questions property managers, landlords and apartment communities ask us most before scheduling.

What is a tenant turnover cleanout?

A tenant turnover cleanout is the removal of everything a departing tenant left behind so the unit can move into the rest of the make-ready process. Wild West Junk Removal clears furniture, mattresses, appliances, boxes, bagged trash, garage contents and patio debris from rental homes, apartments, condos and multifamily units across Temecula and the surrounding valley. We do the lifting, loading and hauling so your maintenance team can get to repairs, paint and cleaning instead of making dump runs.

Do you work with property managers on an ongoing basis?

Yes, and that is most of what we do on the rental side. Property managers who run multiple doors call us as turnovers come up rather than shopping the job out every time. We can set up a standing arrangement with one point of contact, priority scheduling when your calendar is tight, per-property invoicing, and a certificate of insurance on file with your office. Call Weston at (951) 837-8072 and we will work out what fits your operation.

How do we set up a management account?

Call Weston at (951) 837-8072 and it takes one conversation. We put your billing contact, your properties and your preferred access method on file, and we send a certificate of insurance to your office if you need one. After that a turnover is a text message with an address. There is no contract, no minimum volume and no monthly fee.

How fast can you clear a unit after a tenant moves out?

Most weeks we can be at the property within 24 to 48 hours of your call, and single apartments are usually cleared in a couple of hours. A full three-bedroom rental with a packed garage typically takes most of a day. We work Monday through Saturday, 7am to 7pm, and we are closed Sunday. If you have a move-in date already booked, tell us the date at the walkthrough and we will schedule backward from it.

Can you schedule around a move-in date that is already booked?

Yes, and it is the most common way we schedule turnovers. Give us the move-in date at the walkthrough and we work backward from it, slotting the cleanout early enough that paint, flooring and cleaning still have room to finish. If the date is tight, say so on the first call. We would rather move another job than hand your office a unit that is not ready for the new tenant.

What slows a turnover cleanout down?

Access, mostly. A gate code nobody has, parking that puts the trailer two buildings away, or an elevator that needs to be reserved will each add time to the job. The other common delay is scope that changed since the walkthrough, and it is almost always a garage or a storage closet nobody opened. Send photos of every space you want cleared and both problems mostly disappear.

How much does a rental turnover cleanout cost?

We price by volume. A quarter load is $195 and is our minimum, about 3 cubic yards. A half load is $350, three-quarter is $495, and a full 12-cubic-yard load is $595. A light apartment turnover often lands in the first tier. A heavy single-family turnover with a full garage can run two or three loads. Stairs, appliances and mattresses carry set surcharges that get counted before we start, so the quoted number is the invoiced number.

Why does one turnover cost more than another?

Volume, access and item type, in that order. Two units the same size can differ by two full loads depending on what the tenant left behind, and the garage is usually where the difference hides. After that it is floor level and carry distance, then the per-item surcharges on appliances and mattresses. A walkthrough or a set of photos settles all three before we quote.

Can you quote from photos instead of a site visit?

Yes, and most management accounts work this way. Text photos of each room, the garage and the patio to (951) 837-8072, tell us the floor level and whether there are stairs, and we send back a written number. A photo quote holds as long as the photos show everything. If we arrive and find a packed storage closet nobody photographed, we stop and call your office before adding anything.

Do you clear apartment units and multifamily buildings?

Yes. Apartments, condos, townhomes, duplexes and larger multifamily properties are regular work for us. We coordinate with on-site managers and maintenance leads on parking, elevator or stair access, dumpster staging and quiet hours. If you have several units turning at once, we would rather schedule them as a block than as separate calls, which is usually faster for your team and cheaper per unit.

Can you clear several units in the same visit?

Yes. Apartment communities and managers running multiple doors regularly book two, three or more units in a single block, and it costs less per unit than scheduling them separately because the crew and the trailer are already on site. Give us the unit numbers and a rough idea of what is in each one and we will quote the block as a whole.

Can you handle an eviction cleanout?

Yes. We handle the physical removal and hauling on eviction cleanouts. What we do not do is decide what is legally clear to dispose of. California requires written notice before a former tenant's belongings can be discarded, and the claim window is generally at least 15 days after personal delivery or 18 days after mailing. You or your attorney determine what has cleared that process, you tell us what goes, and we remove it. We are haulers, not attorneys.

Can you help after foreclosures as well as evictions?

Yes. Wild West Junk Removal handles both. Eviction cleanouts get scheduled around the sheriff lockout date, and foreclosure and REO trash-outs get scheduled around the abandoned-property notice period, since California gives former occupants a window to reclaim belongings before disposal. Once you legally control the property, we clear abandoned furniture, trash, and bulky items and leave the unit broom-clean for the next tenant or the listing. Confirm the notice timeline with your attorney, then call (951) 837-8072.

Do you remove furniture a tenant left behind?

Yes, and it is the single most common thing we haul out of a rental. Couches, sectionals, bed frames, mattresses, dressers, dining sets, desks, patio furniture and the entertainment center nobody wanted to move. We do the lifting and the stair work, so nothing on the punch list has to wait for a maintenance tech to wrestle a sofa down a stairwell.

Do you remove appliances left behind by tenants?

Yes. Refrigerators, freezers, washers, dryers, ranges, dishwashers, microwaves and window AC units all come out. Appliances carry a $30 each surcharge that covers refrigerant handling and the separate disposal stream California requires for refrigerators, freezers and AC units. We disconnect what needs disconnecting. The refrigerator that has been sitting sealed in a vacant unit for a month is normal work for us.

Do you take mattresses from rental units?

Yes, any size, at $15 each. Abandoned mattresses are one of the most common items on a turnover and one of the worst for a maintenance crew to deal with, because most curbside and dumpster options will not take them. We haul them to facilities that handle mattress recycling under California's statewide program.

Do you clear garages, storage rooms and patios?

Yes, and the garage is usually where the real volume is on a single-family turnover. Shelving, boxes, tools, tires, paint racks and years of accumulation. Storage closets, carports, patios, balconies and side yards are included in the same scope and the same quote, not billed as separate trips. If a garage is the only thing that needs clearing, our garage cleanout service covers it on its own.

Do you remove yard and exterior debris from rental properties?

Yes. Dead landscaping, overgrown brush, broken patio furniture, scrap lumber, old fencing and the debris that piles up around a vacant rental all come out with the rest of the load. We are not a landscaping company and we do not do tree work or irrigation, but we clear the debris so your landscaper or your photographer can work.

What do you do with a tenant's personal paperwork?

We set it aside rather than haul it. Bank statements, tax documents, medical records, photographs and mail turn up in turnovers more often than people expect. Anything that looks personal or identifying comes off the property in a box handed to your office, and you decide what happens to it from there. It is not a billable extra.

Are there items you cannot remove from a rental?

A few. We cannot take hazardous waste, which means paint, solvents, motor oil, gasoline, pesticides, pool chemicals, propane tanks, asbestos, ammunition, or medical and biohazard waste. Those go to a Riverside County household hazardous waste facility and we will tell you exactly what we found. If a unit has severe hoarding conditions or biohazard risk, that is our hoarder cleanout service, which uses crews trained for those conditions.

What happens to the items you haul away?

Everything gets sorted into donation, recycling and licensed disposal. Usable furniture, appliances and household goods go to Habitat for Humanity ReStore, Goodwill and Salvation Army locations around the valley. Metal, cardboard, e-waste and appliances go to licensed recyclers. What is left goes to authorized Riverside County facilities. Anything that looks like a tenant's personal paperwork or identification gets boxed and handed back to you rather than hauled.

Does anyone from our office need to be on site?

No. Give us lockbox, gate or keypad access and we will handle the job start to finish, then send photos of the cleared unit when we are done. Plenty of the managers we work with are running properties from another city and never meet the crew. If you would rather walk it with us for the quote and skip the removal day, that works too.

Can you invoice our management company instead of collecting on site?

Yes. We invoice per property or per unit so the charge drops straight into the file or the owner statement without anyone re-keying it. If your accounting department needs a W-9, a certificate of insurance, or a specific reference number on the invoice, tell us once and we will put it on every invoice after that.

Which cities do you serve for rental turnover cleanouts?

Wild West Junk Removal is based in Temecula and covers Temecula, Murrieta, Menifee, Wildomar, Winchester, French Valley, Lake Elsinore, Fallbrook and the surrounding Southwest Riverside County communities. If you manage doors just outside that footprint, call and we will tell you honestly whether we can get there on a schedule that works for you.

Do you offer dumpster rental for property managers in Temecula?

Yes. Wild West Junk Removal offers dumpster rental in Temecula alongside our crewed junk removal service. For renovations and long turnovers where debris piles up over days, a rented dumpster on site can be the better fit; for a one-shot unit clearing, our crew loading a trailer is usually faster and you never touch the junk. Call (951) 837-8072 and describe the project, and we will tell you honestly which option costs less for your situation.

Do you work with Realtors on large-scale and pre-listing cleanups?

Yes. Wild West Junk Removal works with Realtors and property managers across the Temecula Valley on foreclosure cleanouts, eviction cleanouts, estate cleanouts, and pre-listing decluttering. We sort for donation and recycling before anything goes to the landfill, and we can clear a property inside 24 to 72 hours of an approved quote so the photographer and stager are not waiting on us. Before-and-after photos for the listing file are available on request.

Is outsourcing junk removal cost-effective for property managers?

Usually, yes. Sending maintenance staff to haul junk means paying their wages, tying up the truck, covering dump fees, and eating the injury risk when a couch has to come down the stairs. Wild West Junk Removal prices by trailer volume with everything included: a quarter load is $195, a half load is $350, three-quarter is $495, and a full 12-cubic-yard load is $595, with labor, hauling, disposal, and the broom-clean sweep built in. You get one written number before we start, and your crew stays on the work you actually hired them for.

Why should property managers use a professional junk removal service?

Three reasons: time, liability, and the turnover clock. A professional crew clears in hours what takes in-house staff days, and every vacant day is lost rent. Wild West Junk Removal is licensed and carries commercial liability coverage, so an injury on your property during the haul is our insurance problem, not yours. And anything that looks like a former tenant's personal documents or valuables gets set aside and handed back instead of hauled, which protects you if the tenant ever comes asking.

How is Wild West Junk Removal rated in the Temecula area?

Wild West Junk Removal holds a 5.0-star rating on Google from customers across Temecula, Murrieta, and Menifee, covering homes, offices, and rental properties. We are family-owned, licensed, and insured, and we have hauled junk in the Temecula Valley since 2021. Read the reviews on our Google profile before you hire us or anyone else. How a hauler treats its last fifty customers is the best predictor of how it will treat your property.
