What It Costs

How Much Does Junk Removal Cost for a Rental or a Listing in Temecula?

Clearing a rental, a listing, or a bank-owned house in Temecula costs $195 to $595 per trailer load with Wild West, the same ladder a homeowner on the next street pays. There's no separate rate for agents or management companies, and the price doesn't go up at the end of the month when leases turn over. What you pay depends on how much of our 12-yard trailer the property fills, plus stairs, fridges, and mattresses if there are any.

Quarter Load

3 cubic yards

$195

About one and a half full-size pickup beds. Our minimum.

Half Load

6 cubic yards

$350

About three full-size pickup beds.

Three-Quarter Load

9 cubic yards

$495

About four to five full-size pickup beds.

Full Load

12 cubic yards

$595

About five to six full-size pickup beds.

Every price includes a two-person crew, the carry from any room, the garage, the side yards, and the patio, plus fuel, disposal, and a broom sweep when the last piece is out. There's no deposit and no trip charge.

What Costs Extra on a Rental or a Listing?

Stairs
$150 on loads under 7 cubic yards, $300 on loads of 7 cubic yards or more. The $300 replaces the $150; it doesn't stack. No stair charge if there's an elevator we can use.
Appliances
$30 each for a fridge, freezer, or AC unit. That covers the refrigerant recovery those units legally need.
Mattresses
$15 per mattress, any size. Box springs carry no fee but count toward the load volume, so a king on two box springs is one $15 fee.
Extra loading time
A full load includes one hour of loading. Past that, $75 per hour per crew member.

A full load is 12 cubic yards in our 12ft × 8ft × 4ft dump trailer, loaded by a two-person crew.

Here's how the number works. Text a photo and you get a load size and a firm price before we roll out. On site we confirm what the photo showed: if it comes in smaller, you pay the smaller price; if the pile grew, we re-quote before anything goes on the trailer. Nothing is added after loading starts. No deposit.

Two examples so the add-ons make sense. One mattress left in a downstairs bedroom is $195 plus $15, so $210. A half load carried down from a second-floor unit is $350 plus the $150 stair charge, so $500, plus $15 for each mattress in it.

When the person who approved the job isn't at the property, the re-quote goes to them by text, and we wait for the answer before anything gets loaded. On a vacant house it's almost always a garage or a side yard nobody photographed.

The full ladder and every surcharge are on our junk removal prices page. Prices current as of October 2026.

Which Service

Which Wild West Service Fits the Property You're Working On?

Nine kinds of property jobs come to us from managers, agents, and landlords around Temecula, and each one has its own page because the rules and the timing are different. Find the one that matches the property in front of you. The load ladder above stays the same on all of them.

Did a Tenant Just Move Out?

That's a tenant turnover cleanout, and most weeks we're at the Temecula unit within 24 to 48 hours of your first text. The painter's booked and the new tenant has a truck reserved, so the haul has to happen on the day we said, with nobody from your office standing in an empty living room.

Did the Unit Come Back Through an Eviction?

That's an eviction cleanout, and in California it runs on the sheriff's lockout date and a 15- to 18-day reclaim window, not on your make-ready calendar. We hold the slot and haul when you tell us the notice period has run.

Is It a Bank-Owned or REO House?

That's a foreclosure cleanout, and on a Riverside County REO it usually means the whole house and garage cleared from one asset manager's work order. Nobody needs to be on site, and anything the work order doesn't list stays put.

Are You Listing an Inherited House?

That's an estate cleanout in Temecula, and California puts the decision in one person's hands, the executor or the court-appointed administrator. Families usually keep a few things, and the rest has to be out before the stager walks in. Our guide on how to clean out a parent's house before probate covers what can move while the case is still open.

Is the Seller Still Living There?

Then it's a pre-listing cleanout, and a Temecula house should be cleared two to three weeks before the list date so there's time to clean and stage before photos. Our guide to preparing a home for sale covers the order the work goes in. If the sellers are older and moving into assisted living, senior downsizing is the better fit.

Is It a Hoarding Situation?

That's hoarder junk removal, and a full house in Temecula or Murrieta usually runs several trailer loads over a few working days. Those jobs need more time and more care than a normal turnover, and that page explains where our line sits on biohazard work.

Is It an Office or a Retail Suite?

That's commercial junk removal, priced on the same $195 to $595 ladder for an office, a retail suite, or a warehouse bay in Temecula. Desks, shelving, and whatever the last tenant left in the back room go out on a schedule that works around the businesses next door.

Did Someone Dump Furniture by the Trash Enclosure?

Read illegal dumping challenges property managers face first, because in California the property owner is usually stuck with the cleanup even when a stranger did the dumping. It covers how to report it in Temecula and why you photograph the pile before it moves.

Was There a Fire, a Leak, or a Flood?

That's a fire, flood and water damage cleanout: we haul the ruined contents and the tear-out from Temecula homes and rentals, from $195 a load. Drying and mold work belong to a restoration company, and that page says where our job stops and theirs starts.

Managers, Agents & Landlords

What Does Each Kind of Client Usually Need From Us?

Managers, agents, and landlords around Temecula want three different things from the same two-person crew, so here's how each kind of job usually runs.

What Do Property Managers Usually Need?

A property manager in Temecula usually needs one vendor who shows up on the day promised and sends an invoice the accounting team can file without re-keying it. Turnovers are dated work. The painter's booked for Thursday and the new tenant has a truck reserved for Saturday, so if the haul slips, everything behind it slips.

We let ourselves in with your lockbox or gate code, clear and sweep the unit, and send photos of the empty rooms on request. Work-order numbers on invoices, blocked scheduling when several units in one building turn the same week, and the rest of the account details are on the tenant turnover cleanout page.

What Do Realtors Usually Need?

A listing agent in Temecula usually needs the junk gone two to three weeks before the list date, which leaves time for the cleaners and the stager before the photographer shows up. When the seller lives out of state, we run the cleanout for the agent. You arrange access, we send before and after photos, and the seller never has to fly in.

Two things trip agents up. The garage and the side yards almost never make it into the photos a seller sends, and that's where the extra volume hides. And paint, pool chemicals, and old propane tanks can't ride in our trailer at any price; our guide to household hazardous waste in Temecula says where they go instead.

What Do Landlords Who Manage Their Own Rentals Need?

A landlord with one or two rentals in Temecula or Murrieta usually needs us to handle a move-out with no office behind them, often from another city. It works the same way it does for a management company. Text the photos, approve a firm price, leave a key in a lockbox, and look at the after-photos from wherever you are. A one-off landlord job can pay by phone once the unit's cleared and you've seen the photos.

Before you text us, check two things. First, whether the former tenant left belongings that need a notice before anything goes; that's covered further down this page. Second, if you plan to keep any of the deposit for cleaning or repairs, take photos. Under AB 2801, California now wants photos of the unit before and after that work, and our guide to move-out photos for California landlords explains the rule.

And if it's one couch and the move-in date isn't close, don't hire anybody yet. City of Temecula residents get two free CR&R bulky-item pickups a year at (800) 755-8112, scheduled ahead, and that beats our $195 minimum when the calendar allows it.

How It Works

How Do You Book a Cleanout for a Property You Don't Live At?

You book it by text from wherever you are, and on most Temecula property jobs nobody has to be there while our two-person crew works. It goes in four steps.

  1. What Should the Photos of a Vacant Property Show?

Every room in the Temecula property, one wide shot each from the doorway, plus the garage with the door all the way up, the side yards, the patio, and any storage closet. Tell us the floor, whether there's an elevator, and where a 12-foot trailer can park without breaking an HOA rule.

  2. How Fast Does a Manager or an Agent Get a Price?

Usually the same day, as a load size and a dollar figure with the stair, fridge, and mattress charges already counted. It doesn't change unless the property holds more than the photos showed, and if it does, you hear about it before anything's loaded.

  3. How Does the Crew Get Into a Vacant Property?

With a lockbox, a keybox, a gate code, or a key left with the on-site manager. We confirm the code the morning of the job, because a changed code stalls these more than anything else.

  4. What Do You Get Back When It's Done?

A swept floor, photos of the empty rooms on request at no charge, and an invoice with the property address on it. Management accounts are invoiced; one-off jobs pay by phone after you've seen the photos.

Can the Trailer Get Into a Gated Community or a Condo Complex?

Yes, gated neighborhoods and condo complexes around Temecula are fine as long as we have the gate code and a legal spot for a 12-foot trailer. Send the gate code with the lockbox code, or tell the HOA or leasing office to expect a Wild West trailer.

If the community has rules about trailers, work hours, or where we can park, put them in your text and we'll follow them. Our rental turnover checklist covers when to ask the HOA before the job.

Who Signs Off

Who Has to Approve the Haul Before Anything Leaves the Property?

The person who owns what's inside has to approve the haul, and on a Temecula rental, listing, or bank-owned house that's often not the person who calls us. We take disposal instructions in writing from whoever has that authority, and we don't guess. None of this is legal advice; when it isn't clear who owns what's in the house, ask your attorney or your broker before you ask us.

Who Decides What Happens to a Former Tenant's Belongings?

The landlord decides, but only after following California's notice rules: the former tenant gets written notice before anything that might be theirs is thrown out, and the reclaim window runs at least 15 days after the notice is handed over in person or 18 days after it's mailed. That comes from California Civil Code section 1984, which also sets a $700 line. If the property is believed to be worth less than $700, the notice can say it may be kept, sold, or destroyed if nobody claims it in time. Worth more than that, and it goes to a public sale.

Your office or your attorney decides when that window has closed, and we haul when you tell us it has. Our guide on what to know before starting an eviction cleanout walks through storage and the deadlines. If the tenant simply stopped paying and disappeared, with no court case, start with our guide for when a tenant abandoned a rental in California.

Don't use the haul to push a tenant out

The California Courts eviction guide is blunt about it: a landlord can't lock a tenant out, shut off the utilities, or throw out their belongings to make them leave. After the court case, the sheriff does the lockout. If you're not sure the tenancy has legally ended, don't book the haul yet.

What About a Seller's Things on a Listing?

On a Temecula listing, the seller's belongings stay the seller's until the sale closes, so the seller decides what goes, not the agent and not us. Get that in writing, even if it's a text, and send it along with the photos.

After closing it gets murkier. If the sellers left a garage full of stuff, the purchase contract and the two agents sort out whose it is, and the new owner is the one who books us.

What About an Inherited House in Probate?

In California, one person decides what leaves an inherited house in probate: the personal representative, meaning the executor named in the will or the administrator the court appoints. The court's form Duties and Liabilities of Personal Representative (DE-147) lays out what that job involves and what happens when it isn't done right.

If you're the agent on a probate listing, get the cleanout approved by the personal representative before the crew comes out. Our estate cleanout in Temecula page covers what the family keeps and how a house gets cleared in stages.

What About a Bank-Owned House?

On a bank-owned or REO house in Riverside County, the asset manager's work order is the authority, and the listing agent usually passes it along. Send us the work order with the photos. Anything it doesn't list stays put until someone with that authority says otherwise, and the foreclosure cleanout page has the rest.

What Changes the Price

What Changes the Price on a Rental, a Listing, or an REO?

Volume changes the price more than anything else, and on Temecula properties the extra volume usually hides in four places.

Did Anyone Photograph the Garage and the Side Yards?

A two- or three-car garage in a Temecula subdivision can fill half our trailer on its own, about 6 cubic yards, and it's the space that never makes it into the photos. Send it with the door all the way up.

Is the Unit Upstairs?

A second- or third-floor unit in Temecula adds $150 on loads under 7 cubic yards and $300 on loads of 7 cubic yards or more. The $300 replaces the $150, and there's no stair charge if there's an elevator we can use.

Are There Fridges, Freezers, or Mattresses?

Each fridge, freezer, or AC unit adds $30 and each mattress adds $15 to a Temecula job. Box springs don't add a fee, but they take up trailer space like anything else.

Is Somebody Still Sorting While We Load?

A full load includes 1 hour of loading, and past that it's $75 per hour per crew member, which matters on Temecula listings where the family is still deciding what to keep. Mark the keep pile or move it into one room before we get there. Tape on the furniture works.

Accounts

Can a Management Company Set Up an Account With Wild West?

Yes. A Temecula management company sets one up with one phone call to (951) 837-8072, and there's no contract, no minimum number of doors, and no monthly fee. After that, a turnover is a text with an address.

  • ✓The same published rates on every job. No discount for volume, and no rush pricing at the end of the month.
  • ✓Invoices that show the property address and unit number, plus your work-order number if your system uses one.
  • ✓Certificate of insurance and W-9 on request, and vendor onboarding paperwork filled out once, not per job.
  • ✓Before and after photos on request at no charge, for deposit files and owner statements.
  • ✓One point of contact. I take the call and run the crews, so you're not explaining your properties to someone new each time.

Agents who list a few houses a year don't need an account. Text the photos for each listing and pay per job. The full account rundown is on the tenant turnover cleanout page.

Where It Goes

Where Do the Contents of a Rental or a Listing Go After Pickup?

Usable furniture from Temecula rentals and listings goes to donation first, metal and electronics go to recyclers, and the rest goes to licensed disposal. We sort every load at the drop, not in your driveway.

Our donation partners are Habitat for Humanity, The Salvation Army, and Goodwill, and our recyclers include Sunset Recycling Center, CRV Recycling Solutions, Electronic Recycling Center, and JVA Mobile Scrap Metal Recycling. The full list is on our where your junk actually goes page.

TVs and monitors a tenant leaves behind count as e-waste in California and go to an electronics recycler, never the landfill. Fridges, freezers, and AC units get their refrigerant recovered before they're scrapped, which is what the $30 appliance charge covers.

What we can't take is household hazardous waste: paint, propane tanks, pool chemicals, motor oil, batteries, and fluorescent tubes. Riverside County takes it free at its household hazardous waste sites and events, up to 15 gallons or 125 pounds per resident per trip according to the county's September 2026 notice, and one of the permanent sites is in Lake Elsinore at 512 North Langstaff Street.

Who Shows Up

Who Answers When You Call About a Property?

I do. I'm Weston Molitor, I answer (951) 837-8072 and quote property jobs myself, and the crew that shows up is a two-person Wild West crew with our 12-yard trailer out of Temecula.

Who Is Weston Molitor?

Founder · Wild West Junk Removal · Temecula, CA

I started Wild West Junk Removal in Temecula in 2021. We're family-owned, licensed and insured, and we've hauled more than 5,000 loads since then out of 41713 Niblick Rd.

Property work is where being on time matters most. When a manager, an agent, or a landlord calls, there's usually a date behind it, like a move-in or a list date. My job is to hit that date at the price I quoted, or tell you up front if I can't.

"Send me the photos and the date. You'll get a price and a straight answer on whether we can make it."

What Do Customers Say About Working With Us?

Our Google reviewers in the Temecula Valley keep coming back to the same few things: we show up on time, we work fast, and we leave the area clean. None of these four is from a rental or a listing yet, so I picked the ones about what matters on property work. They're copied word for word.

FAQ

What Do Managers, Agents, and Landlords Ask Us Most?

Do property managers or Realtors get a discount?+

No. Everybody pays the same published ladder, from $195 for a quarter load to $595 for a full trailer, whether it's one listing or a whole portfolio of rentals. What a management account gets instead is invoicing, a certificate of insurance on file, and blocked scheduling when several units turn the same week.

Who pays for a pre-listing cleanout, the seller or the agent?+

That's up to you and your seller. Whoever approves the quote pays, and the price is the same either way. If the agent is covering it, put the arrangement in writing with the seller before we're booked.

Can a landlord who lives out of state hire you for a Temecula rental?+

Yes, and most of it happens by text. If you can't take the photos yourself, a neighbor, your handyman, or the departing tenant can; we just need every room, the garage, and the yard. Approve the firm price, leave a key in a lockbox, and pay by phone after you've seen the after-photos.

Does it matter whether the property is inside Temecula city limits?+

Not for our price. The ladder is the same in Temecula, Murrieta, Menifee, Wildomar, Winchester, French Valley, Lake Elsinore, Canyon Lake, and Hemet, and we also go out to De Luz, Rainbow, and Fallbrook. City limits matter for two other things. Only City of Temecula residents get the two free CR&R bulky-item pickups a year, and addresses in De Luz, Wine Country, Morgan Hill, and French Valley go to Riverside County Code Enforcement instead of the city's team.

Can you clear a rental before a code enforcement deadline?+

Usually, yes. Text a photo of the notice along with photos of the property, and most weeks we're there within 24 to 48 hours. Temecula Code Enforcement inspects to confirm a violation and gives the owner a timeframe to fix it, so keep our invoice and the after-photos in case the officer asks how it was handled.

Can you come before the first showing of the day?+

Often, yes. We start as early as 7am Monday through Saturday, and one trailer load usually takes about an hour to load, so a small vacant listing can be clear and swept before a late-morning showing. A whole house with a garage is a bigger job; book that one the day before.

The sellers left things behind after closing. Can the new owner hire you?+

Yes, once the new owner approves it in writing. Before anything goes, check the purchase contract and talk to both agents, because whether the sellers can come back for their things is a contract question, not a hauling one. After that it's priced like any other load.

Will you take out a dead hot tub or an old shed before the listing photos?+

Yes. A hot tub or a small shed gets cut down, loaded, and priced by how much of the trailer it fills, on the same ladder as everything else. If the hot tub is hardwired, a licensed electrician has to disconnect it first. Our hot tub removal and outdoor structure removal pages cover the details.

What if a rental turns out to be a hoarding situation?+

Tell us before we price it. Hoarding jobs are the one kind we don't quote from photos: I come out for a free walk-through, about 20 minutes, because a photo of the front room says nothing about what's stacked behind it. The price still comes off the same load ladder.
